Luxury Hotels know, that guests first impression happens in the first second of arrival.  The moment you step inside, you should feel welcomed and expected.

Your eye should land somewhere on purpose, fresh flowers, a beautiful mirror,  great artwork…one arranged moment, intentionally designed, just for that space.  Your home should welcome Buyers in the same way.  If you don’t have a great moment, whatever is in your foyer becomes the focal point, by default.  Hopefully it isn’t an old door stop, a pile of shoes or a worn out rug.

By adding a great moment, you are telling Buyers you knew they were coming and you want them to come inside.

Your smell should register one light consistent scent.  Anything causing an unpleasant smell should be removed, and then completely neutralized.  Next, a light diffuser that is the same throughout the house can be added for that luxury experience.  Nothing heavy, which can be off-putting or seem like you are covering up something adverse.

A place to rest offers Buyers a place to add shoe covers, place their bag, or just get themselves organized to relax for a moment and tour your property.  It can be a small bench, a chair from the dining room, or even a poof peeking out from beneath a console.

Lighting is the component compliments everything else.  Warm, layered lighting in the entry, about 2700K should come from a lamp, sconces or a beautiful light fixture, not recessed downlighting.  Get this right, and arrival experience will send your buyers floating around the rest of the house.
